What is the UAE Golden Visa?

The Golden Visa in the UAE is a long-term residency program created to attract and retain talented individuals, investors, and professionals from across the globe. This 10 year golden visa offers a wide range of benefits for both individuals and their families, providing them with the security and flexibility to live, work, or study in the UAE with ease.

To date, over 45,000 individuals have been awarded this prestigious 10 year Golden Visa.

Golden Visa for Real Estate Investors

  1. The Real Estate Investment category of the UAE Golden Visa is aimed at real estate investors who wish to contribute to the UAE’s property market. To qualify, applicants must meet the following golden visa requirements.

    Requirements
    • Minimum Investment: The golden visa minimum investment requirement is of AED 2 million in real estate properties in the UAE.
    • Property Type: The investment can be in residential, commercial, or mixed-use properties.
    • Ownership Duration: The property must be held for a minimum of three years.
    • Property Title Deed: Must show a property value of at least AED 2 million. Properties from all emirates except DIFC areas are accepted.
    • Clear Title : The property should have no existing mortgage or encumbrance, ensuring clear ownership.
    • Joint Property Ownership: If a property jointly owned by a husband and wife is valued at less than AED 4 million, only one spouse can apply for the Golden Visa. If both have equal shares, the applying spouse can sponsor the other. If shares are unequal, only the spouse with the larger share can apply as the primary visa holder and sponsor the other spouse.
